The short answer
In Grupo Brik's live listings on 23/10/2026, apartments in Envigado have the highest median asking price per built m² (COP 9,509,000) and Bello the lowest of the 6 neighborhoods with enough data (COP 6,393,000). The table below compares price, inventory and estrato for every neighborhood, recalculated daily. Choose on lifestyle and budget first, then check the building's bylaws if you plan to rent.
Price, inventory and estrato by neighborhood
Every figure in this table comes from the Índice Brik, Grupo Brik's daily aggregate of its own public listings. It compares apartments only, on asking price per built square meter, so that neighborhoods with many houses or lots are not distorted.

Asking prices, not closing prices. Outliers trimmed with 1.5 × IQR; neighborhoods and prices with fewer than 5 listings are not shown. Methodology and full data.
Asking prices are what owners ask when they list, not what buyers finally pay at the notary. Use them to compare areas, then ask for recent comparable sales before you make an offer.
What estrato means for a buyer
Colombia classifies every residential property into one of six estratos, from 1 (bajo-bajo) to 6 (alto). The classification exists to set public utility tariffs: estratos 1 to 3 receive subsidies on their utility bills, estrato 4 pays the cost of the service, and estratos 5 and 6 pay a surcharge that funds those subsidies.[1]
For a buyer this means two things. Utility bills in estrato 5 and 6 buildings are higher for the same consumption, and the estrato is a quick proxy for how an area is perceived, which affects resale and rental demand. The estrato is set by the municipality for the property, not chosen by the owner.[1]
Neighborhood notes
El Poblado (comuna 14) is the hillside district best known to international visitors, with many hotels, restaurants and coworking spaces. It suits buyers who want to be close to that activity and accept steep streets and heavier traffic. Buildings differ a lot in whether their bylaws allow short-term rentals, so check before buying for that purpose; see the short-term rental guide.
Laureles-Estadio (comuna 11) is flat, with a grid of tree-lined streets and low-rise buildings. It suits buyers who want to walk to cafés and parks and prefer a more residential feel than El Poblado.
Envigado and Sabaneta are separate municipalities just south of Medellín in the same valley, both on Metro line A. They attract families and long-term residents who want newer buildings with amenities and a quieter pace.
Belén (comuna 16) is a large, mostly residential district in the southwest of Medellín, with a wide range of building ages and prices.
Rionegro and Llanogrande, in eastern Antioquia (the Oriente), sit on the plateau where Medellín's international airport is. They suit buyers who want houses with land and a cooler climate, and who will drive.
These notes are Grupo Brik's qualitative view, not data. For numbers, use the table above or the Índice Brik.

Frequently asked questions
Which Medellín neighborhoods are most expensive per square meter?
Median asking price per built m² for apartments in Grupo Brik's listings on 23/10/2026, highest first: Envigado COP 9,509,000; El Poblado COP 8,761,000; Sabaneta COP 7,248,000; Laureles Estadio COP 6,609,000; Belén COP 6,596,000; Bello COP 6,393,000. These are asking prices, not closing prices, and only neighborhoods with at least 5 active apartments are included.
Where is there the most property for sale right now?
On 23/10/2026, El Poblado has the most active Grupo Brik listings (105), mostly estrato 6. Inventory changes daily; the table on this page and the Índice Brik are recalculated every 24 hours.
What is an estrato?
A classification of residential properties from 1 (bajo-bajo) to 6 (alto) that Colombian municipalities use to set utility tariffs. Estratos 1 to 3 are subsidised, estrato 4 pays the cost of service and estratos 5 and 6 pay a surcharge.[1]
Are asking prices the same as sale prices?
No. The prices in the Índice Brik are asking prices from active listings. Closing prices at the notary are usually lower and are not published per property, so use asking prices to compare areas, not to value a specific apartment.
Are Envigado and Sabaneta part of Medellín?
No. They are separate municipalities just south of Medellín in the same Aburrá Valley, connected to the city by Metro line A.
