Methodology
- Prices are asking prices (what the owner asks when listing), not closing prices.
- Price per m² divides the asking price by the built area. For apartments the listed area is built area. For lots it divides by the lot area and is labelled "per m² of land".
- For houses, farmhouses and other types without a recorded built area we do not compute a price per m², because the listed area may include the land: we show the median and p25–p75 of the total price instead, labelled as such.
- Before computing the median and the p25–p75 range we drop outliers with the interquartile-range rule (outside 1.5 × IQR).
- We only publish groups (neighborhood × type) with at least 5 active listings; days on market needs at least 10 sales with both a listing and a sale date.
- The 90-day change compares the median asking price per m² of listings published in the last 90 days with those published 90 days earlier, always within the same neighborhood and type. It only appears with at least 20 listings in each period and when it is within ±25 %, because bigger swings usually reflect a different mix of properties rather than the market. The all-areas row has no change figure.
- We never publish data about individual properties, owners or addresses: aggregates only.
